The Estate Office

The Estate Office is directly inside the main entrance on Putney Hill. Contractors should check in at the Estate Office on the first day of work.

Parking

Contractors may park on the estate roads during the hours mentioned below. Vehicles must not be parked so as to block any entrance, nor in any spaces designated as disabled parking or showing ‘No Parking’ signs. Contractors’ vehicles must not be left overnight on the estate.

Hours

Works are permitted only between Mondays to Fridays (and no works are permitted on bank holidays) and only between the hours of 9am and 5pm. A further half an hour between 5pm and 5.30pm may be used for cleaning up and preparation for the following working day as long as this does not involve any noisy work. If emergency works outside these days/hours are necessary, the resident/contractor should contact the Estate Manager (tel: 0208 788 1017). Contractors are not allowed to live in any flat in which they are carrying out works.

Noise and vibration

Contractors should carry out work so as to cause as little noise and inconvenience to other residents on the estate as is practicable.

Halls and front stairways

Front doors to the houses must not be forced open or left open and unattended. Materials may be delivered to flats through the front halls and stairways as long as they are clean and suitably packaged. The use of carpet protection is not permitted as this is considered as a health & safety hazard. The front halls and stairways must be kept clean and any dirt or dust resulting from contractors’ use must be cleaned/vacuumed at the end of each day. No items may be left in the front halls and stairways at any time. Waste and rubbish must not be removed through the front halls and stairways.

Back stairways

The back stairways should be used to deliver all items which are not clean and suitably packaged and to remove all waste and rubbish. No items should be left in the back stairways.

Lifts

The lifts in the front hallways are for passenger use only and must not be used to carry contractors’ materials, building materials or other items for use in connection with any works. Lift doors must never be propped, wedged or forced open (doing so can cause the lifts to malfunction rendering expensive repair necessary which would be charged to the relevant resident).

Removal of waste and rubbish

No waste or rubbish must be left in any of the front or back halls or stairways or external common parts of the estate. The back stairways should be used to remove all waste and rubbish. Waste and rubbish must not be disposed of on the estate. Contractors must refer to the Estate Manager if any items are too large to be removed using the back stairways. Waste and rubbish includes old carpets, appliances, doors, fittings and packaging, building rubble and other refuse.

Skips and compactors

Skips may not be brought onto the Estate as there is no suitable areas to accommodate them. The use of ‘wait and load’ service is preferred. The estate’s compactors must not be used.

External areas

Items must not be left in the external common parts of the estate.

Further requirements

Many works at Manor Fields require a consent from the estate to the relevant leaseholder and this may mean that there are additional or specific requirements on contractors. The relevant leaseholder will be able to tell you whether there are any such additional or specific requirements.

Asbestos

Some flats at Manor Fields may have asbestos. Any work which may engage the Control of Asbestos Regulations will require special controls which, where necessary, will override the above.
